Chapter 644: Chapter 645 Sister Like Mother 62_1
With the house in her possession, Huang Man finally had the leisure to start strolling around Capital City. During the daytime, she would go to the construction site to check on the progress of the plumbing and electrical work, since those hidden projects required close supervision.
After making her rounds at the construction site, she would wander through the alleys, soaking up the local atmosphere of Capital City and sampling some authentic local snacks.
While many freshmen were arriving in Capital City just in time for orientation, Huang Man had already explored the area around Q University, especially figuring out which nearby stores had tasty food, which she knew like the back of her hand.
When school started, Huang Man unsurprisingly found that her classmates and roommates were all academic overachievers. Her status as the so-called second-place finisher in the provincial college entrance exam didn’t stand out at all here.
Many of Q University’s freshmen were admitted through recommendations. Those who entered Q University through the college entrance exam made up only a small proportion.
The provincial and city top scorers were in abundance, and when it came to studying, everyone was intensely competitive.
Huang Man had thought she was competitive enough, but compared to those around her, she really couldn’t compare.
Between writing novels to earn money and keeping up with the competition, Huang Man really felt exhausted.
The only upside was that since she was studying computer science, having her own computer was quite necessary.
A lot of people started buying computers. Of course, computers of this era were expensive and poorly configured, but that didn’t matter. If new computers were too costly, one could buy a used one.
Some people had sources for this, and even though the configurations weren’t great, at least they had computers. The prices were reasonable, which suited them as university students perfectly.
Seizing the opportunity, Huang Man quickly bought a laptop for herself, so she could take it home during holidays.
With the addition of a computer, Huang Man’s typing speed increased rapidly, and with more writing, came more manuscript fees.
Thinking that she would soon earn back the cost of the computer, Huang Man’s mood soared.
Another piece of good news was that the house she bought before the start of the school year was completely renovated by the end of November.
All she was waiting for was to buy some simple furniture and appliances to rent out the house. Just as she was thinking about listing the property with an agency, it was rented.
The sales center had already found her tenants. It wasn’t that they started this service, but that they frequently showed houses to clients.
They would often check on the renovation of Huang Man’s property, and many clients liked her well-decorated house, which sped up the transaction process considerably.
The sales manager, seeing such positive results, immediately reached out to Huang Man and offered her a price that she couldn’t refuse to rent out all three units for three years.
The client was particularly grandiose, paying a year’s rent for all three apartments upfront.
Looking at the money in hand, what could Huang Man say? With such a good offer, not renting it out would truly be foolish.
But this posed a problem for her winter break accommodation; there would be nowhere to stay during the winter or summer vacation.
Would she have to rent a place when the time came? It seemed she still needed to buy a house.
Thinking about house hunting and decorating again, Huang Man felt really tired, but she quickly perked up. It was good, having more property in her name, a desirable situation.
As for where she planned to buy a house this time, Huang Man already had a rough idea in mind—the old district, to purchase a house in a traditional courtyard.
It would be a place to stay occasionally on regular days and to move in directly during the holidays, located right in the center of Capital City with famous schools nearby.
Such a prime property, even if sold later, wouldn’t cause any worries; it would definitely be in high demand.
No matter how old and shabby it was, as long as the house was well-decorated, it would surely be transformed.
With these thoughts, Huang Man was filled with motivation again. In her spare time, she started to casually inquire if anyone was selling their house, of course, it had to be one with friendly neighbors.
Otherwise, as a young girl from out of town, who wasn’t often at home, it was really easy for her to be bullied, with people leaving their junk at her doorstep and such.
And so she searched and searched until finally, right before final exams, she purchased a house that she really liked.
It wasn’t too far from Houhai or Qianmen; a casual stroll could get her to either place.
There was a small neighborhood park right across from the door, a hub for everyone to chat and dry clothes. Some might find it noisy, but to Huang Man, it was the best kind of security.
Though the home was situated in a big, messy courtyard, it could be separated out, with its own independent door leading outside.
The area noted on the property deed was only one room, about ten square meters, with a small courtyard on the side, half of which had already been enclosed to create another room.
There was also a staircase in the courtyard leading up to a terrace where flowers could be planted and the view enjoyed.
On a clear day, one could even catch a glimpse of Jingshan Mountain, truly satisfying Huang Man beyond measure.
She quickly made the payment and completed the ownership transfer procedures, and just like that, the fourth property in Capital City fell into her hands.
Looking at the newly issued property deed in her hand, Huang Man felt that her half a year in Capital City had not been wasted at all; she really had been working hard and moving forward.
She didn’t dare to slack off in her studies, nor in making money, "Thank goodness I didn’t study medicine."
Huang Man continually counted her blessings. If she had been at Medical University, the pressure would have been incredibly immense.
She called on her old handyman again, telling him the style of renovation she wanted. Since the house was for her own use, it could be simple; as long as it had a kitchen, bathroom, living room, and bedroom, that would suffice.
The contractor walked to the doorway to assess the ceiling, then stepped inside. "This is a false ceiling; I reckon there’s some space above it."
"Right, there must be space above. I was thinking if there’s enough height up there, whether we could make a small bedroom."
"And whether it would be possible to install a high window above so I could go directly out from the bedroom."
The contractor took notes, "Alright, about the quote, I’ll give you the specifics after we’ve taken down this ceiling."
He remembered that because of renovating Huang Man’s houses, he had gotten quite a bit of business, so hearing there was more work to be done, even if the house was small, he was willing.
Of course, Huang Man painted him the bigger picture again, "Look around, there are many old and broken-down homes, but their owners often can’t afford to move out."
"Or only the elderly live in them. Don’t they want to improve their homes? It’s just that there’s no good model for renovation." Not all natives of Capital City are wealthy, especially those living in the old city areas.
Even if property prices in this area rise to 200,000 in later years, few would want to move because the compensation would not allow them to buy a place nearby unless it’s in a far-off suburb.
Elderly people don’t want to relocate to the suburbs; it’s not convenient for them to seek medical care and such.
Lacking the means to purchase a house, but capable of renovating and adding more interior space to their current one, they have that strength.
Right, the contractor heard her and slapped his thigh, "Exactly, exactly."
Even though not all jobs were large projects, it was still steady work. And even if business was good at the moment, thriving even, he knew he needed to take on more orders to grow his company.
Seeing the contractor’s excited expression, Huang Man knew she had it in the bag; the renovation of this house would certainly be handled with ease once again.
