Chapter 643: Chapter 644 Sister Like Mother 61_1
Looking at Capital City in the 1990s, there were skyscrapers, but overall, not too many.
Private cars began to appear more frequently on the roads, yet the city was still some distance from experiencing traffic jams.
This was also the era when real estate prices in Capital City hadn’t skyrocketed yet, and buying a house didn’t require a hukou.
In a word, although making money wasn’t as rampant as blindly doing business in the eighties, it was still somewhat easier to earn money.
Unfortunately, she had missed out on the stock subscription warrants; otherwise, she would have definitely earned a few million more.
It would be better to buy houses. After completing numerous tasks, Huang Man admitted that buying houses to collect rent was the most suitable, provided one had the money.
Now she could still afford to buy two or three sets of houses in Capital City, enough to become a landlady.
With not much luggage in tow, she squeezed out of Capital City Station, avoiding the enthusiastic solicitors for accommodation and tours, and made her way to the bus stop to check out the bus to Q University.
Of course, she planned to transfer, having already asked the staff at the station exit how to get to Q University.
After some twists and turns, Huang Man arrived at the entrance of Q University. She glanced at the school gate and, carrying her luggage, headed to a nearby hostel.
After checking the room and ensuring it was clean, she swiftly booked it for half a month.
Even if she bought a house, she wouldn’t be able to move in immediately; it would require renovation and such.
Moreover, she wasn’t certain whether she would need to live in both places, especially since Zhao Mei’s second marriage had blown up. If Huang Xin couldn’t control the situation and came to Capital City asking her to solve the mess,
they’d surely make a scene once they found out she was renting outside. Huang Xin would definitely not let her off and would surely want to take a big bite out of her.
It was truly exasperating to think that although she owned her own house, she still couldn’t move in and had to sneak in instead.
Despite feeling stifled, Huang Man, having set down her luggage, began her tour of Capital City’s real estate developments.
Many people who come to Capital City would definitely want to visit its tourist attractions, such as the Forbidden City and such, but for her, houses were the most important.
After only a couple of days wandering around, she took a liking to a real estate project that was already built and ready for immediate occupancy with proper certification.
Having lived through an era of widespread real estate failures, when buying a house, Huang Man would, even if it cost more, choose a completed property over presale. Presale properties might be cheaper, but if they couldn’t be delivered, that would be a huge pitfall.
The real estate sales center, upon seeing Huang Man appear again, did not pay much attention to her. All salespeople are smart enough to remember who has come to visit several times.
Generally, those who come to view houses two or three times would get more attention because they are likely to be buyers.
But with a visitor like Huang Man, even if she came several times, they wouldn’t take her seriously; her attire betrayed her as not a wealthy person.
They definitely won’t show excessive enthusiasm to Huang Man; it’s a waste of their energy and saliva. Perhaps while explaining to her, they could miss out on other clients.
Undeterred by the lack of reception, even though she was the only client in the sales center at that time and those people would rather chat with each other than attend to her, Huang Man was not angry.
For her, the absence of a sales assistant was actually a good thing; otherwise, she would have lost out.
After waiting for a while, she saw the sales manager, so she immediately rushed over, beating him to speak, "If I pay in full for three houses, what discount can you offer me?"
"I don’t need someone from the sales center to introduce it to me."
"You can keep their commission."
Upon seeing Huang Man rushing over, the sales manager’s first thought was to wonder what she was up to.
To his surprise, Huang Man had this in mind, shocking everyone present, including the sales staff who had just been whispering among themselves.
What? Paying in full for three houses? Since the start of sales, there hadn’t been many who made such a move.
It would be a lie to say they didn’t regret not attending to her; if they had interacted even once, they could have earned that commission now.
The pressure on the sales manager was immense. Despite the good house designs and location, his performance still fell short of the competing development next door.
The boss had already made it clear, they needed to improve sales by any means, obviously causing him a great deal of stress.
Consequently, he was utterly surprised when someone came today wanting to pay in full for three houses.
Yet, amidst his surprise, he started feeling uneasy, seeing her ordinary clothes, she looked like a child from a regular family; how could she afford three houses, and pay in full at that?
The sales manager, having some business acumen, said, "If you can pay in full for three houses, I’ll give you a ten percent discount."
Just ten percent off? Huang Man snorted, "I came here yesterday, and your salesperson told me, paying in full for one house gets an eight percent discount."
"Now today, I’m bypassing the sales center, offering to pay in full for three houses, and you’re only giving me a ten percent discount."
Huang Man couldn’t help but shake her head, "That’s really insincere."
She had mingled with other prospective buyers yesterday, seen the different house layouts, and knew about the orientations of several units; she was well informed.
"Be straightforward and give me the final discount, or I’ll go to the development next door."
Even though the layouts at the neighboring complex weren’t as good as this one, the difference wasn’t significant. More importantly, their discounts were genuinely attractive.
The sales manager didn’t expect that someone would just disclose their bargaining authority, leaving him quite embarrassed.
"Have you made a decision?" Huang Man asked again.
"As long as it’s a cash purchase, there is no discount, whether it’s one, three, or five houses."
They were confident in their house types and the quality of their green spaces and didn’t worry about selling out.
Is that so, Huang Man just uttered, and since they said so, there was no more reason for her to stay.
Huang Man turned around and walked out, "So insincere."
She went to another development not far off, where they swiftly offered her a twenty percent discount and even included three years of property management fees.
This was quite a surprise for Huang Man; property management wasn’t so popular then, with many complexes not even mentioning it, yet this one had property management services.
Setting aside the service quality for now, just having this service made the development seem like a high-end complex.
With the money paid, the house keys were in hand, and as for the property deed, someone from the sales center would handle it.
With the property secured, the next step was renovation. After finding a renovation company and signing a contract with them, she let them start work.
The company hadn’t expected Huang Man to be so decisive; it was truly astonishing.
"Renovate well; my three houses aren’t in the same building. When people come to see houses and see you working, they’ll surely go in for a look," she said.
Businesspeople aren’t fools; the boss immediately caught the key point, "Rest assured, we will do our best."
