Chapter 1034: Chapter 1034: Avoiding Future Reckonings
Having eaten, the two did not rest but went to another property. It was a storefront facing the street, a three-story building, each floor covering one hundred and eighty square meters. The property came on the market because the parents had passed away, and the three siblings were not cut out for business, so the property could only be rented out. However, the three siblings did not work or live in Capital City, making it difficult for them to return.
They were back to mark the third anniversary of their father’s death and wanted to sell the storefront before leaving Capital City. Getting the money would make it easier for them to move on. Because few people could come up with so much cash at once, the siblings were getting a bit anxious these days.
Luo Qiao checked out the commercial property and thought their asking price of 150,000 was a bit much. The building was likely constructed in the 1950s, and although the materials used were good, it was clear that it hadn’t been well-maintained. If she were to use it, a major renovation would be needed.
Therefore, Luo Qiao said, "If we can close the deal at 120,000, we can complete the transfer and payment this afternoon. If it’s any more, forget it."
The three siblings were somewhat reluctant, as that would mean each of them would lose out on 10,000. They were not content and did not budge.
Ignoring future property values and considering just the current situation, it really wasn’t worth 150,000. Without renovations, it couldn’t be put to immediate use.
Thus, Luo Qiao signaled Ji Lin to head out, but seeing that they were about to leave, the siblings quickly spoke up, "Wait a moment, we can discuss the price further."
Luo Qiao stopped, "We are sincere buyers. If you are sincere in selling, then give us a real price. The current price for new apartments in Capital City is only about 1,600 per square meter. Do you think this property is worth 150,000?"
"You are talking about residential properties; ours is a storefront facing the street. The price is definitely going to be higher."
"But your building was built in the 1950s. You see, the structure inside has been damaged. To make it usable, renovations are necessary, which is also going to cost money. This property is worth at most around 100,000."
The siblings were silent for a while, then the brother pulled his sister and older brother aside to discuss. After a while, they came back and said, "Alright, 150,000 it is, but we’ll include the courtyard behind the shop in the sale."
Luo Qiao considered the offer for a moment and felt it was acceptable, "Then we need to see that courtyard."
"That’s no problem, let’s go there now."
The courtyard was just behind the shop. It wasn’t large but was a small quadrangle with three main rooms, three rooms on each side as wing rooms, and besides the main gate, there were two storage rooms.
There was no private bathroom in the courtyard; one had to use the public restroom on the street. However, the courtyard was tidy.
They did not originally want to sell the property, as it had just been fixed up a few years back, but they feared they wouldn’t have the time to return and tend to it in the future.
So after some consideration, they decided to keep only the courtyard where their parents had lived, as a memento, and to have a place to stay when they returned. They were selling the commercial property along with this courtyard.
After looking at the property, Luo Qiao said, "The courtyard is quite nice, but it’s definitely not worth 50,000."
The brother frowned, "As you can see, property prices are constantly rising. If we weren’t working away from Capital City, we wouldn’t even consider selling."
Luo Qiao nodded, "Then, how about this? I’ve checked out the rooms in the courtyard, and there is some furniture, as well with on the third floor of the shop front. If you include the furniture in the deal, I’ll pay 150,000."
The siblings hadn’t expected Luo Qiao to propose this, as they had no intention of taking the furniture with them. They immediately agreed.
Luo Qiao thought 150,000 for the commercial property and the courtyard was reasonable, but the furniture was all old pieces. She decided to clarify this on the spot to avoid any future disputes.
After the deal was settled, they wrote up an agreement with the help of the local authority and had the neighbors from behind the courtyard witness it. Everyone signed, clearly stating the inclusion of the old furniture for a total of 150,000.
Once the agreement was signed, Luo Qiao called Lu Yichen to put on a show, letting him know to wait at the local housing authority.
Things went smoothly, they had arrived early, and the transaction was completed swiftly, obtaining the property certificate.
