Chapter 849: Chapter 0849: Exchange Land for Shares
Since Tang Dongbai intends to lease out this villa, he evidently doesn’t want to continue running his business here. Now that Ye Qiu is suggesting renting his property, it perfectly aligns with his needs.
Of course, that was his previous thought. Now, upon realizing these two men are the owners of the Imperial Cuisine Restaurant and hearing how incredibly profitable that restaurant is, Tang Dongbai’s perspective has changed.
Looking at things long-term versus short-term can be vastly different.
One approach aims for greater future benefits, the other focuses solely on immediate gains.
From Tang Dongbai’s viewpoint, selling this land would cater only to near-term interests.
Two million is a decent amount; it can purchase many things and could be used for investment too.
As for leasing the land, it’s the most stable option with virtually no risk.
"Mr. Ye, would you consider other options?"
Tang Dongbai asked.
"What options?"
"I can contribute this land and partner with you to run the Imperial Cuisine Restaurant!"
Tang Dongbai proposed.
Ye Qiu glanced at him—this Tang was indeed not simple. Despite his brawny appearance suggesting a lack of sophistication, his intent to use this land as equity demonstrated considerable business acumen.
"How much equity do you want?"
The Imperial Cuisine Restaurant is currently raking in huge profits. Anyone with a discerning eye can see it’s making money, and big money at that.
"Fifty percent!"
Tang Dongbai said.
As soon as he finished speaking, Ye Qiu immediately stood up. He had just become convinced Tang was not just greedy but absurdly so.
After all, Wu Shuang invested one million Euros—roughly equivalent to ten million Huaxia Yuan—for a mere ten percent stake. And even that ten percent stake was granted as a courtesy by Ye Qiu.
Yet here, Tang, relying solely on this piece of land, wanted to claim fifty percent equity.
Ye Weidong followed Ye Qiu out as he stood up and left.
Fifty percent? Negotiations on that wouldn’t even be possible.
"Mr. Ye, Ye Qiu, I was only joking earlier! What percentage do you think is reasonable?"
Tang Dongbai hurriedly said.
"Five percent at most."
Ye Qiu responded coldly.
The Imperial Cuisine Restaurant’s secret recipe was its most crucial asset, and Ye Qiu held the sole rights to it. When it came to choosing a location for the restaurant, Jinling was vast; there was no need to insist on this villa.
"Ye Qiu, perhaps we should go check out other locations."
Ye Weidong reasoned that fifty percent was too high, especially since there were other options available.
Seeing that the two were genuinely about to leave, Tang Dongbai realized this was a rare opportunity he couldn’t afford to miss.
Moreover, he understood that while his plot of land might be considered an asset to others, to this young man, it likely didn’t hold much weight.
"Mr. Ye, we can definitely discuss this further!"
"You know what they say—greed ultimately leads to ruin. I don’t want to partner with overly ambitious people; it only invites trouble down the line. I have no interest in wasting time on lawsuits or cleaning up messy partnerships."
Ye Qiu said coolly.
"I understand that. Earlier, I only wanted to test your reaction."
From Tang Dongbai’s earlier remarks, Ye Qiu quickly ascertained that this land was worth no more than five percent equity, perhaps even less.
Considering the daily cash flow and profitability of the Imperial Cuisine Restaurant’s first location, it wasn’t even remotely worth five percent.
Ye Qiu didn’t want to waste time, so he sat back down alongside Ye Weidong, and Tang Dongbai hurriedly poured tea for the two.
"Mr. Ye, Ye Qiu, to be honest, my friends and I have dined at your restaurant multiple times. The food is exceptional. Though it’s a bit pricey, it’s absolutely worth it. If a similarly concepted restaurant opens here, I’m certain it will turn a profit."
Clearly, Tang Dongbai had realized the failure of his villa business was attributable largely to his chefs’ poor culinary skills, which had driven customers away. Even those who visited once or twice rarely returned.
By contrast, Ye Qiu’s Imperial Cuisine Restaurant frequently required reservations well in advance—seats for the day after tomorrow might already be fully booked today. Walk-in diners had no choice but to queue due to the high demand.
"You’ll get a maximum of three percent equity. If your conduct satisfies me in the future, I might increase it to five percent. However, your stake will only entitle you to profit dividends; you’ll have no power to interfere in any other matters."
Ye Qiu declared.
For Tang Dongbai, this result was far from what he had hoped.
Initially, he believed he had the upper hand, but it turned out there wasn’t much room for negotiations after all.
"Mr. Ye, may I have some time to think it over?"
"You have one day to decide. If you’re unwilling, I’ll take my father with me to explore other rental options or purchase another shop. I’m not strapped for cash, nor am I short on expertise or partners. If I’m uninterested, no one will even get a one percent stake."
Ye Qiu said icily.
At this point, he was about to leave, leaving Tang to ponder the decision himself.
After all, Ye Qiu valued his time highly; he wasn’t about to waste any more of it here.
With Ye Qiu and Ye Weidong heading out, all Tang could do was escort them to the door. Upon spotting Ye Qiu’s luxurious Mercedes-AMG and its distinguished license plate, Tang realized this young man—despite his modest attire—was far more influential than he initially imagined.
"Mr. Ye, no need to consider further—three percent it is. We can sign the contract right now."
Tang stated.
"Tomorrow, then. Bring two top-tier attorneys; I’ll have my father bring along two as well. He’ll handle the contract signing for me tomorrow."
Ye Qiu replied.
"That works too."
As Ye Qiu prepared to get into the car, Tang rushed over to shake his hand. The collaboration with this new partner might very well change his fate, Tang knew.
"That settles it. Once the contract is signed, demolish all the existing structures within this plot and rebuild according to my designs."
"Alright, looking forward to our partnership."
Tang said.
As Ye Qiu drove away, Tang remained standing there.
The security guard, who had been watching everything, was astonished—he couldn’t believe how warmly Tang was treating this father-son duo.
"Boss, are you renting out the place to them?"
Tang shook his head.
"No, it’s a collaboration. From now on, this place is going to be a gold mine!"
The more Teng Dongbai thought about it, the more thrilled he grew.
The confused guard then saw employees already clearing the area. Everything inside was unnecessary now. Tang called for a moving company, instructing them to send trucks to remove everything from the premises—items of value could be sold to second-hand dealers; anything else should be tossed away.
